Property valuation
A good asking price comes from comparing your property with similar homes nearby, then adjusting for what makes yours different.
Neighbourhood, schools, transport and recent nearby sales set the baseline price per sq ft.
Built-up area, bedrooms, floor and how usable the plan is all shift the value.
Age, finishes, repairs needed and recent upgrades influence what buyers will pay.
Parking, lift, security, gym, garden and power backup add or reduce appeal.
Property marketing
Buyers decide in seconds. Strong visuals and a clear story help the right people stop scrolling and book a visit.
Natural-light photos of every main room and the exterior, edited to look true to life.
Walk-through tours for suitable properties, so out-of-town buyers can explore before visiting.
A clear headline, floor details, highlights and neighbourhood notes laid out for easy comparison.
Connect with buyers
From first enquiry to a confirmed viewing, we keep the conversation organised so you only meet people who are ready.
Documentation & preparation
Complete, consistent documents build buyer trust and shorten the time to closing. Work through these six items and tick them off.
Gather the title or sale deed and earlier deeds that show how ownership reached you, plus mutation or revenue records and recent property tax receipts. Names and survey details should match across all of them; fix mismatches before you list.
Get an up-to-date encumbrance certificate and clear any pending property tax, utility or society dues. Buyers and their lenders will ask for proof that no unexpected charges or claims sit on the property.
Keep the sanctioned building plan and the occupancy or completion certificate to hand, with any society or association no-objection certificate. For a recent project, also keep the builder buyer agreement and possession letter.
If the property is mortgaged, ask your lender for a foreclosure statement and a plan to release the original documents at closing. Having this agreed upfront avoids delays on the day the sale completes.
Keep identity and address proof, PAN details and bank account information for every owner. Co-owners and, where relevant, legal heirs or power-of-attorney holders must be identified and available to sign.
The agreement should state the price, payment schedule, token amount, possession date, what stays with the property, and who bears taxes and transfer costs. Have a qualified lawyer draft or review it before anyone signs or pays.
Requirements vary by property, state and owner. Consult a qualified lawyer and tax professional before you sign.
