Affordability & EMI
Plan your home buying budget
Enter a price, your down payment and loan terms to see a monthly EMI, the interest you would pay over time and the one-time costs that come on top of the price. Use it to test several scenarios before you shortlist.
Plan your home buying budget with confidence by understanding the total cost of purchasing your dream property.
Estimate your monthly EMI, down payment, stamp duty, registration fees, and other expenses to create a realistic financial plan. Explore different financing scenarios and make informed decisions to find a home that fits your budget and lifestyle.
- Stamp duty and registration depend on your state, the property and the buyer, so treat the defaults as placeholders.
- Maintenance, legal and other charges are typical categories, not quotes.
- Results are estimates for planning. They are not a loan approval or a financial guarantee.

Buyer guidance
Buy with greater confidence
A good purchase is verified before it is celebrated. Work through these six checks, open each for what to ask and look for, and tick them off as you go.
Property title and ownership
Confirm the seller is the legal owner and has the right to sell. Ask for the title deed and earlier deeds that show an unbroken chain of ownership, and check that the seller’s identity matches the documents. For a flat, check the builder’s title to the land. Mutation or revenue records and property tax receipts should be in the same name.
Encumbrance and legal checks
An encumbrance certificate from the sub-registrar’s office shows registered mortgages, charges or transfers over a period. Also ask about pending litigation, unpaid dues such as property tax or society charges, and any existing loan. If the seller has a mortgage, get a written plan for closing it and releasing the original documents.
Building approvals and permits
Ask for the sanctioned building plan and check the construction matches it. For a completed building, look for the occupancy or completion certificate. For an under-construction project, confirm it is registered under the real-estate regulator in your state and that the registration is valid. Fire safety and utility clearances may also apply.
Construction status and quality
Visit more than once, ideally at different times of day. Compare progress with the promised schedule, and inspect walls, ceilings, flooring, doors, plumbing, wiring and drainage. Look for damp patches and cracks. For a resale, check ventilation, water pressure and common areas. An independent engineer or inspector can give an unbiased view.
Sale agreement and payment terms
Read the agreement fully before paying any significant amount. Check the total price and what it includes, such as parking and fittings. Confirm the payment schedule, the possession date, penalties for delay, refund and cancellation terms, and who bears taxes and transfer costs. Ask for any verbal promise to be written into the agreement.
Loan papers, registration and charges
Lenders usually run their own legal and valuation checks and ask for income, identity and property documents, so start early. Stamp duty, registration fees and other charges vary by state and property, so ask for exact figures. After registration, update records for property tax, utilities and the society, and keep certified copies safe.
Requirements vary by property and location. Consult a qualified lawyer and a financial professional before you pay or sign.
